But what exactly are people saying about their experiences with National Homebuyers?
How is the customer service at National Homebuyers?
Many of National Homebuyers’ clients highlight the helpful service and attention they received from the company.
For instance, Josh Ridley wrote:
Huge credit to all the team for walking me through selling my house in return for a quick sale, have to say they all treated me with respect and patience when i had no idea what i was doing.
- Josh
Similarly, both Matt Jones and Owen Pocock said they were happy with the experience.
Victoria's customer service was exceptional, I am grateful for her assistance.
- Matt
I had my initial call, have been made an offer now it's being dealt with solicitors of my choice. Everyone is accommodating and friendly. Should have a chat if you're needing a quick sale.
- Owen
How fast and easy is National Homebuyers’ sales process, according to some reviewers?
The speed and ease with which National Homebuyers proceed and complete the sale is another factor that is commended by several of the firm’s happy clients.
In a Trustpilot review, Hannah Wilson stated:
Victoria guided me through an easy sale for a property I inherited, I just wanted an easy sale without people in and out the house, 6 weeks later and we’re about to complete. Massive thanks to all the team for being professional and courteous the whole way through
- Hannah
Others also commented:
Estate agencies never feel like they work for you as I’ve purchased and rented multiple homes in the past. However, I was pleasantly surprised with the results from National Home buyers, they got me a great price and sealed the deal quicker than I’ve ever know before.
- Nathan
The process from start to finish was completely stress free. The entire team including Elizabeth and Victoria were there for every query I had and I couldn’t be more grateful to them for helping me with a quick sale. Would recommend to anyone looking for a cash sale
- Bonita
However, not everyone has had positive experiences with National Homebuyers.
For example, Joe Wallace left a 1-star review noting:
Do not trust these people!!! They pulled out 3 weeks before we were due to complete after I had already spent thousands on legal fees, deposits and the removal company. I had already sold half my furniture and my whole house was packed away into boxes ready for the move.
My wife was due to give birth a week after the move and we are now left in a home that is in no condition to bring a new life into the world. After spending the last few months packing up our home and selling our possessions, we now have to unpack everything again and try and make our current home liveable in very short amount of time, which is not ideal when you are 8 months pregnant.
Having initially offering us £375,000 for our home, it was not long before they reduced it to £365,000, we accepted their offer by signing their agreement (which means nothing) and then not long after that; they reduced it again down to £340,000. Already feeling like we were being taken advantage off, we accepted the offer as we desperate to secure a home before the birth of our new child.
We had to remove our home off of the housing market as part of their terms & conditions; 4 months of wasted time in which our home may have sold legitimately, just for them to cancel at the last moment. Their final offer was then cut down to £260,000, £80,000 below the previous offer and £115,000 below their initial offer which was initially based on an 85% of the market value.
The bad reviews on here are completely true. Their solicitors will stall and drag their feet at the last minute until you are so deeply invested that you have no choice but take another price reduction when they will inevitably give it to you. Unfortunately it was too low for us at that point and we had lost our chances of our dream home, most of our furniture and £6500 of our own money going through the normal proceedings for buying a house.
These people have no regard for your well being, they only take advantage of people in desperate situations and wear you down as much as they possibly can for their own personal gain. Do not fall into the same trap that I did.
- Joe
Chris Hill claims that he was offered much less than the market value of his property that he was expecting.
National Home Buyers offered £100k less for our house then reduced the price at the last minute before contracts were exchanged knowing I was desperate to sell.
Absolute sharks… stay well away from them.
- Chris
Richard Hartley also expressed his disappointment.
Yes, the letter says you can achieve a suitable price, please don’t be fooled. “Oh yes mr ……….. what a delightful property you have, is it listed?” Yes I replied “oh there are issues with listed properties.” Why was I asked the question in the first place when they have seen the listing on line? Offered £50000 under the advertised price. Don’t waste your time with this company.
- Richard
So, while some customers were clearly dissatisfied, the majority appear to have had a positive experience with National Homebuyers.
But what do we think about the company?
Is National Homebuyers Regulated & Legitimate?
National Homebuyers has the following attributes:
- They are currently not members of the NAPB or TPOS.
- They do have several positive reviews on various online platforms, such as Trustpilot and Google Reviews
- Advertised on TV
This indicates that national house buyers are unlikely to scam and are a legitimate company.
Has National Homebuyers Won Any Awards?
National Homebuyers does not appear to have won any awards.
However, they mentioned on their website that their trademarked mascot, Homebuyer Man, appeared on some of the country’s most popular TV channels, including:
- ITV
- E4
- Nickelodeon
What Services Does National Homebuyers Offer?
National Homebuyers offers a range of services aimed at providing fast and hassle-free solutions to homeowners who are looking to sell their properties quickly.
Some of the services offered by National Homebuyers include:
- Quick property sale: National Homebuyers purchases properties directly from homeowners, providing cash offers and completing the sale within a timeframe that suits the seller.
- No-obligation cash offer: They provide a no-obligation offer to homeowners, meaning sellers are not required to accept if they are not satisfied.
- Buy any property: National Homebuyers purchases properties in any condition, regardless of the condition, location, or the reason for sale.
- No commissions: They don’t charge any commissions, helping sellers save on the cost of selling their home.

How Much Below Market Value Does National Homebuyers Offer?
National Homebuyers doesn’t disclose a specific percentage of market value they typically offer, unlike many quick-sale companies that work to a fixed discount.
Instead, they assess each property individually, allowing them to make tailored cash offers based on the unique features and condition of the home—not just the postcode.
This personalised approach sets them apart from competitors who often apply blanket deductions of 25–35%. By avoiding set percentages or averages, National Homebuyers claims to offer fairer valuations and more competitive offers for sellers looking to move quickly.
Do National Homebuyers Pay Market Value?
No, National Homebuyers typically offer below full market value. Like many cash-buying companies, they apply a discount to reflect the speed, certainty, and convenience they provide. Their offers are usually in the 75–85% range of what you'd get through an estate agent. While this may be lower, the trade-off is avoiding fees, delays, and broken chains.
Here's some advice from our property expert, Paul:
"Most quick-sale companies, including National Homebuyers, operate within the 75-85% range of market value.
This discount reflects the speed and convenience offered, as well as potential refurbishment costs. I advise sellers to consider whether the trade-off for speed is worth it based on their financial goals and timeline.”
How Does National Homebuyers Work?
Selling to National Homebuyers is quick and straightforward, with most sales completed in just a few steps.
-
Request a valuation – Get a free, no-obligation valuation online or over the phone.
-
Receive a cash offer – Based on the valuation, they’ll typically offer 75–85% of your property’s market value.
-
Accept the offer – If you're happy with it, you can move forward without any pressure.
-
Complete the sale – They’ll arrange a survey, handle the legal paperwork, and transfer the funds once everything is in place.
National Homebuyers also covers all selling costs, including up to £1,000 in legal fees.
Can You Negotiate With National Homebuyers?
Like any company that buys properties, it's possible to try and negotiate with them to see if they can offer you a better price.
However, it's important to keep in mind that National Homebuyers typically offers a fair price based on the market value of your property and their own costs of buying and selling the property.
Essentially, they need to pay less than market value for your home, so that they can make a profit on their investment.
The benefit to you as a customer is that they’ll buy your property without asking any questions, and they’ll do it in a quick and convenient manner.
What are the Pros & Cons of Using National Homebuyers?
While National Homebuyers offers speed and convenience, there are also some drawbacks worth considering before making a decision.
Pros of using National Homebuyers:
-
Quick house sale – They usually make a cash offer within 24 hours and aim to complete the sale around the seller’s preferred timeline.
-
Guaranteed sale – As a genuine cash buyer, there’s no risk of broken chains or delays common with traditional sales.
-
No fees – They don’t charge for their service and cover up to £1,000 in legal fees.
Cons of using National Homebuyers:
-
Unpredictable offer range – Because National Homebuyers doesn’t use fixed percentages, the final offer can vary depending on their individual assessment, which may not always meet seller expectations.
-
Not regulated by major bodies – They aren’t members of the National Association of Property Buyers or The Property Ombudsman.
-
Limited legal fee coverage – Their contribution to legal costs is capped at £1,000, unlike some competitors who cover the full amount.
-
Lack of team transparency – Their website doesn’t include any staff profiles, which can impact trust.
-
Restricted contact hours – Customer service is only available from 9 a.m. to 5 p.m., limiting out-of-hours support.
-
Cluttered website – The site isn’t user-friendly, which can make it difficult to find key information.
National Homebuyers vs Other Quick Sale Companies
Below, we’ve highlighted some of the key differences, such as average sale time, hidden fees and more, compared to other UK house buyers, such as HouseBuyFast, British Home Buyers, SpringMove, or Smooth Sale.
Quick Sale Firms
- Takes 6-9 months to find a buyer
- Some firms charge hidden fees
- Won't always buy any type of home
- Can take months if not true cash buyers
- Some firms do not offer complete confidentiality
- Not all quick sale firms offer a cash advance service
National Homebuyers
- Receive a cash offer in 24 hours
- Covers up to £1000 in legal fees
- Helps sell any home
- Can complete in 30 days or less if opting for cash sale
- Full confidentiality & privacy
- May not offer cash advances
When comparing companies, homeowners should assess additional factors like legal fee coverage, flexibility in negotiations, and transparency in valuations, which can vary significantly between providers.
More advice from our Property Expert Paul:
"When selling with National Homebuyers or any quick-sale company, I recommend verifying their regulatory status and financial proof upfront. I advise requesting their latest proof of funds statement and checking their current NAPB membership.
This way, you can be sure you're working with a legitimate buyer who can complete the sale within the promised timeframe."
National Homebuyers - Our Verdict
In our opinion, National Homebuyers seems to be a legitimate option for those looking to sell quickly. They offer a straightforward way to request a cash offer with no obligation, and their website is professional and easy to navigate. As a genuine cash buyer, they claim to purchase any property in any condition within a short timeframe.
However, their lack of regulation by bodies such as The Property Ombudsman, NAPB, or NAEA raises some concerns. We also noted complaints about unsolicited marketing, which brings up questions about how user data is handled. Overall, they remain a viable choice for homeowners needing a fast sale, but some caution is advised.
