Express Offers: Key Details
Express Offers is a Manchester-based property buying company with over 15 years of experience. It claims to help hundreds of homeowners across the UK each month.
Backed by a multi-million-pound fund, the company buys properties in any condition for cash and can complete sales in as little as seven days with no fees. It also claims to offer options for sellers looking to get closer to full market value of their properties.
Like many competitors, Express Offers claims to follow industry guidelines and provides “binding written assurances” to give sellers an added layer of protection.
However, the company does not appear to be a member of any regulatory authorities, like The Property Ombudsman, the National Association of Property Buyers (NAPB), the NAEA or Trading Standards.
Still, the company covers all survey and legal costs, which makes the process as smooth and hassle-free as possible.
From what we’ve seen in their customer reviews and by searching online, their services reflect these commitments, making them a strong contender in the quick-sale market.
Express Offers Reviews
| Trustpilot Reviews | Google Reviews | allAgents |
|---|---|---|
| 1,683 reviews | 2 reviews | N/A |
| 4.2 score | 1.0 rating | N/A |
*Reviews are updated and correct as of March 2026
While Express Offers doesn’t have many reviews on Google or any on allAgents, the company has nearly 1,700 reviews on Trustpilot. And, while there are some lower 1, 2, and 3-star reviews, approximately 66% of them are 5 star ratings.
As you’ll see below, most of these highlight the company’s helpful communication, transparency, and ability to put the client at ease.
For example, in a recent review from February 2026, Graeme Dunlop stated:
Explained clearly how everything worked. No pressure applied and follow up questions answered concisely. An easy relaxed phone chat to set things rolling.
In yet another recent review, Genadijus Sumskis praised their experience with Express Offers as being “very polite and professional.”
Very polite, very clear explanation about everything. And very honest opinion and statement.
And, in another recent review, Kamil Ku, despite only basing their review on the introductory call, stated:
Very informative and to the point. the rating is based only o the introductory call quality, we have not yet used the services but after the call we are seriously consiering a switch from current agent to Express Offers
That said, there are only 2 reviews currently available on Google, both of which were rated as only 1-star reviews. Here’s what Noel and Piotr had to say about their interactions with Express Offers:
I received a letter from this company... Wanting to make a cash purchase of my home. The offer was very appealing & my home had been on the market for a while. I called them, they arrange a video call. I spoke to a lady named Stacy, stating that I wanted to verify that this was a legitimate offer & not a scam. Within the conversation I felt that she was trying to ascertain how much money I would take rather than making me a fair offer based on the market. When I pointed this out, she became unresponsive & effectively ended the video call. Please be very careful…
Spamming with post offer. No response over the phone and after 5 minutes automatic voice ask to leave personal information and they will contact back 😂 😂 😂 😂 😂 Honestly the worst communication 😪
Similarly, in a 3-star review on Trustpilot, Lisa says that she’s simply not happy with the service she received.
Im not very happy with the service to be honest and even moreso with the amount I've paid, yet I did most of the arranging and contact with the buyers even up until completion. Therefore this is something that I would like to discuss with someone . Im very very unhappy.
In another 2-star review, a certain Mr Michael Scanlon expresses his confusion over the timeline and expectations after accepting an offer stating the company’s oral statement and written documents didn’t match.
Samantha was professional and well-trained in her spiel. However, the "guarantee to make an offer on your property" is almost impossible to effect since a condition is that the homeowner must vacate within 7 days after accepting 80% of market value.
The verbal offer to list for 30 days and, if no sale, to cancel the agreement for sale on 28 days notice is contradicted by the written sale agreement which does not discuss termination but "gives exclusive rights to sell for 16 weeks". And Judges defer to written documentation. The oral statement and written documentation do not match.
So, as we can see, there certainly are some people who did not appreciate their experience when dealing with Express Offers.
However, we do need to mention that the negative reviews are few in number compared to the 5-star reviews.
Is Express Offers Legitimate?
Yes, based on our research, Express Offers appears to be a legitimate business.
Although they do not appear to be members of The Property Ombudsman or other regulatory bodies, they have nearly 1,700 Trustpilot reviews, with about 66% of those reviews having 5-star ratings.
While Express Offers markets itself as a cash buyer with a substantial property fund, some analyses suggest that its primary operations may involve acting as an estate agency rather than purchasing properties directly.
We recommend prospective sellers to conduct thorough due diligence and seek clarity on the specific services and processes involved before proceeding.
Has Express Offers Won Any Awards?
The company doesn’t appear to have won any prominent national awards.
They also don’t appear to have been featured on any prominent TV channels or internet platforms, despite their claims of being “One of the UK’s leading, largest and most established property buying companies.”
What Services Does Express Offers Provide?
Express Offers provides several services to facilitate quick property sales:
-
Cash Purchases: They offer to buy residential properties for cash, with the potential to complete transactions in as little as seven days.
-
Guaranteed Sale: Express Offers provides solutions that guarantee the sale of the property, aiming to eliminate the uncertainties associated with traditional sales methods.
-

-

How Much Below Market Value Does Express Offers Provide?
Express Offers’s website states they will pay up to 100% of property market value. However, several reviews state that they were only offered around 60-80%. This value is lower than industry averages for quick sales.
Here's some advice from our property expert Paul:
"'Most quick-sale companies, like Express Offers, typically offer between 75-85% of a property's market value. This reduction accounts for the fast sale, convenience, and any refurbishment costs.
I always recommend that sellers weigh the benefits of a quick sale against their financial goals and timeline before making a decision.”
How Does Express Offers Work?
Express Offers provides a streamlined, hassle-free process for selling your property quickly. Here’s how it works:
- Submit Property Details: Share information about your property via their online form or by contacting their team.
- Receive an Offer: Within 24 hours, they provide a no-obligation cash offer or alternative solutions, like selling through their estate agency.
- Valuation and Final Offer: If required, a valuation is conducted to confirm or refine the initial offer.
- Complete the Sale: Upon acceptance, Express Offers handles all paperwork and covers fees. Sales can be completed in as little as seven days, with cash transferred to your account on your chosen date.
The process is designed to be quick and convenient, though reviews suggest communication and service quality may vary.

Express Offers vs Other Quick Sale Companies
Below, we’ve highlighted some of the key differences, such as average sale time, hidden fees and more, compared to other UK house buyers, such as Open Property Group, Upstix, Home House Buyers, HouseBuyFast or Quickmovenow
Quick Sale Firms
- Takes 6-9 months to find a buyer
- Some firms charge hidden fees
- Won't always buy any type of home
- Can take months if not true cash buyers
- Some firms do not offer complete confidentiality
- Not all quick sale firms offer a cash advance service
Express Offers
- 7 days but typically longer
- Cover all fees
- Buys any property
- Is a true cash buyer
- Offers a discreet service
- N/A
When comparing companies, homeowners should assess additional factors like legal fee coverage, flexibility in negotiations, and transparency in valuations, which can vary significantly between providers.
More advice from our Property Expert Paul:
"When selling to Express Offers or any quick-sale company, I always suggest checking their regulatory status and financial backing first.
I’d recommend asking for their latest proof of funds and confirming their NAPB membership. This helps ensure you're dealing with a genuine buyer who can follow through on their promises."
Express Offers - Our Verdict
Express Offers appears to be a legitimate property-buying company with over 15 years of experience in the quick sale industry.
However, while some older sources stated Express Offers were once a member of The Property Ombudsman (TPO), we cannot find any recent information that confirms this or any other affiliation with other regulatory bodies. That in itself doesn’t mean this is a bad company. But it does leave us wondering how safe dealing with Express Offers really is.
On another note, they promise fast sales in as little as seven days, no fees, and flexible solutions, including both cash sales and traditional selling routes. They also claim to provide an option for sellers to obtain up to 100% of market value.
However, many reviews indicate offers typically range from 65% to 85% of market value, and some customers report communication issues and a lack of transparency regarding valuations and proof of funds. While a convenient option for those needing a quick sale, sellers should compare offers, clarify terms, and explore alternatives to secure the best outcome.
As always, when considering a cash-buying property company, conduct thorough research and choose one that best suits your needs.
