House Buyer Bureau has built a solid review profile across major platforms, with over 400 reviews on Trustpilot and additional feedback on Google. Overall ratings are consistently strong, falling within the mid-4-star range across both platforms, suggesting a generally positive customer experience.

Here’s what their customers have had to say:

In one of the most recent reviews we could find, Ian F. states:

Despite this company not being able to help me on this occasion, being about 20K under my absolute minimum needs, I must applaud their professionalism, caring attitude and total openness. Dorothy was an absolute genuine agent to work with, being totally transparent throughout with compassion towards our needs. A pity it didn't work out as I feel this is a real, genuine company to work with.

Ian F. on House Buyer Bureau

In another recent review, Art commends the company on its communication throughout the entire process.

Good experience thanks to HBB. Acceptable offer, no commitment required early on, great ongoing communication from Kerrie and Caroline. Smooth process throughout. As an actual customer I have no trouble recommending HBB.

Art on House Buyer Bureau

And in yet another 5-star Trustpilot review, Sharon says that she “would 100% recommend.”

I was in contact with Suzanne off and on for quite a few months until we were ready to sell and she was very open and honest from the start, and we were never put under any pressure at any time. I was initially dubious of using a house buying company but the pros and cons were explained to us clearly and honestly and once we were ready to sell we found the offer to be fair. Kerrie kept us updated at all stages, and called regularly to check in and make sure we were still happy and comfortable and it made what was a very emotional time so much easier. Selling this way won't be for everyone, but I wouldn't hesitate to recommend Suzanne and Kerrie to anyone.

Sharon Mackrell on House Buyer Bureau

In several other reviews, customers explain that they were indeed satisfied with the company’s service, despite receiving below market value offers.

Service was quick, but offers from those you put in touch offered extremely low well under market value. which is totally unacceptable.

Julie Worsley on House Buyer Bureau

Helpful and transparent.

Are House Buyer Bureau’s offers reasonable and fair?

First off, we’d like to mention that it’s not unusual for cash house buyers to offer below market value.

This was indeed confirmed by several customers, who expressed their satisfaction with their offers, despite being lower than market value.

We needed to sell our home quickly after unfortunately our buyer pulled out at the last minute due to health issues. We found HBB extremely professional and friendly throughout the process. Of course we knew that we would be selling at below the market value, that is a given. However the price given was fair, it did not change and the whole process was an absolute dream. A great company that we’d highly recommend to others who want an easy quick sale. Thank you to their amazing team as we were able to proceed with the purchase of our next property stress free.

Denise Maguire on House Buyer Bureau

While the offer I received was lower than the valuation provided by estate agents, the certainty and speed meant we were able to secure our onward purchase without the risk of another sale falling through.

Mandy Hands on House Buyer Bureau

However, not everyone has been happy with their offers. In a recent Google review, Bunny Starflower expresses her disappointment.

After receiving an initial fair estimate, I was given a very low formal offer which I declined. I was later invited to re-engage to discuss matters further. At that point I dealt with Dorothy, who advised she would carry out a new valuation. This valuation came back with a revised formal Offer £12,000 lower than the figure provided by Suzanne just a couple of weeks prior, with the explanation that it seemed “the market had changed”.

Bunny Starflower on House Buyer Bureau

And unfortunately, we’ve found several similar instances where the company initially made an offer, but then revised to a substantially lower number later on, after formal valuations were completed.

Extremeley low price offered.

Z. Ran on House Buyer Bureau

This company made an offer of 60k which we accepted. They then had a valuation survey done, which they took weeks to 'sign off'. Once signed off, the offer dropped significantly. They told us the valuation had come back at only 60-65k. So their new offer was only £42k. Which is 80% of £52,500. So no longer even an offer of 80% of the value the surveyor gave.

Freya Lofgren on House Buyer Bureau

Although it’s normal to receive below market value offers and even though more than 91% of the brand’s Trustpilot reviews are rated 4-star or higher, some customers were still clearly unhappy with the valuation process as a whole.

Is there anything else I should know about House Buyer Bureau?

Unfortunately, we have found a number of 1-star reviews, with customers complaining about the brand’s privacy policy, valuation process, and existing customer feedback.

Here’s a look at some of the company’s lower-rated reviews.

There is nothing to review, I was contacted out of the blue by someone asking questions about my house and then was told they could only offer me £135k when my house is clearly up for sale at £170k, no explanation as to how I am meant to buy another house with £135k?? If you can't offer me an appropriate amount for my house why bother ringing me at all, I didn't initiate it, you rang me!!!!!!!

SR on House Buyer Bureau

I want this review to serve as a warning to others who might be new to the sad, dangerous and UNREGULATED business of companies offering to buy houses for cash. Spoiler Alert – Sadly, I think they are ALL bad! Their tricks usually include: string you along as long as possible, up to and sometimes beyond the actual ‘D-Day’ date of completion…

Dave R Hartlepool on House Buyer Bureau

Had this company in mind for selling my house. Then, I looked at the 1 star reviews, some of which were horrendous, which really proved to be a total turn-off. Gonna go with a company which has better reviews.

Brian on House Buyer Bureau

Is House Buyer Bureau Legitimate?

Based on our research, House Buyer Bureau appears to be a legitimate UK property buying company. It is a member of the National Association of Property Buyers (NAPB) and registered with The Property Ombudsman (TPO), which are both strong indicators of credibility and consumer protection.

Additionally, the company has built a solid review profile, with hundreds of customer reviews highlighting professionalism, transparency, and a straightforward process. While some customers do raise concerns around pricing, particularly lower offers or reductions after valuation, this is actually quite typical in the quick-sale sector.

So overall, from our perspective, there really are no major red flags to suggest the company is not legitimate.

Has House Buyer Bureau Won Any Awards?

We could not find any verified evidence that House Buyer Bureau has won formal industry awards or received any type of industry-level recognition. However, the company has been featured in several well-known publications, including national outlets like the Daily Express, The Sun, and The Guardian.

What Services Does House Buyer Bureau Offer?

House Buyer Bureau provides a straightforward, direct-buying service for homeowners seeking quick and hassle-free property sales. As a genuine cash buyer, the brand's focus is on speed, certainty, and simplicity.

  • Direct Cash Purchases – Buys properties using its own funds, with offers typically made within 24 hours.
  • Fast Completions – Sales can complete in as little as 7–28 days, depending on the situation.
  • Buys Any Property TypeBuys all types of residential properties across the UK regardless of condition, including probate or structurally challenged properties.
  • No Estate Agent FeesSellers don’t pay agent fees, and legal costs are usually covered when using their recommended solicitor.
  • Flexible Timelines – Completion dates can be adjusted to suit the seller’s needs.

Overall, House Buyer Bureau’s service is built around providing UK homeowners with quick, predictable sales. However, as with all cash buyers, this typically comes at the cost of achieving less than full market value.

How Much Below Market Value Does House Buyer Bureau Offer?

Based on both the company’s own claims and customer reviews, House Buyer Bureau typically offers around 75–85% of a property’s market value, with some cases priced closer to 80%.

This aligns with feedback received from real customers, some of whom describe offers at 20% below market value as “standard for this kind of sale”, while others note that valuations are sometimes reduced after surveys or formal assessments.

However, it's important to keep in mind that, while sellers typically receive less than full market value, they avoid estate agent fees, legal costs, and the stress of a drawn-out sale.

Here's some advice from our property expert Paul:

"Quick-sale companies like House Buyer Bureau typically offer between 75-85% of market value for properties. This reduced price accounts for the convenience of a rapid sale and possible renovation expenses. Sellers should evaluate whether sacrificing some equity for speed aligns with their financial objectives and time constraints."

How Does House Buyer Bureau Work?

The process is designed to be simple, fast, and hassle-free, which is ideal for homeowners who want to avoid the delays and uncertainty of the open market.

  1. Submit your property details – Start by filling out a short online form or calling their team to provide basic information about your property, including location, condition, and timeline.
  2. Initial assessment & cash offer – Based on your details, they’ll carry out an initial assessment and provide a no-obligation cash offer, often within 24 hours.
  3. Property valuation & survey – If you’re interested in proceeding, an independent valuation (often via a RICS surveyor) is arranged to confirm the property’s true market value.
  4. Final offer confirmation – Following the survey, a formal offer is agreed. In some cases, this may be adjusted based on the valuation findings.
  5. Instruct solicitors & begin legal process – Once accepted, the legal process begins. House Buyer Bureau typically covers legal fees if you use their recommended solicitor.
  6. Choose your completion date – You can select a completion timeline that suits your needs, with sales often completing within 7–28 days.
  7. Completion & payment – On completion, funds are transferred directly to your account, finalising the sale quickly and without a property chain.

House Buyer Bureau vs Other Quick Sale Companies

In our expert opinion, House Buyer Bureau sets itself apart with its strong regulatory framework and reputation.

However, when comparing companies, homeowners should assess additional factors like legal fee coverage, flexibility in negotiations, and transparency in valuations, which can vary significantly between providers.

More advice from our Property Expert Paul:

"When dealing with House Buyer Bureau or similar quick-sale companies, I suggest checking their regulatory compliance and financial capabilities before proceeding. It's advisable to ask for their current proof of funds documentation and verify their active NAPB membership status. This verification process helps ensure you're engaging with a genuine buyer capable of completing the transaction within the timeframe they've committed to."

House Buyer Bureau - Our Verdict

Based on our research, House Buyer Bureau stands out as one of the more credible cash house buyers in the UK, with a strong reputation for professionalism, clear communication, and a straightforward sales process.

We've found plenty of customer reviews that highlight a fair, no-pressure approach and helpful support, which helps differentiate the company from some of the more aggressive operators in the space.

On the other hand, sellers should expect offers in the range of 75–85% of market value, while some reviews indicate reductions following valuations or surveys. This is not uncommon in the industry, but it can come as a surprise to those expecting closer to full market value.

Still, in the end, House Buyer Bureau seems to deliver on its core promise of fast, reliable, and hassle-free sales.

However, we encourage you to look into the company yourself, read reviews, and decide whether or not it's worth dealing with House Buyer Bureau, depending on your specific needs and housing situation.
