Updated: April 2026

60 Second Verdict:
SmoothSale claims to offer a fast, hassle-free way to sell home in the UK, with no fees and a streamlined valuation-to-sale process. The company promotes a simple, direct approach aimed at homeowners who want to avoid the delays and uncertainty of the traditional property market.
As we outlined below, SmoothSale appears to deliver on much of that promise. They operate as a direct cash buyer, which provides greater certainty for sellers, and they have built a strong reputation on third-party review sites, with plenty of positive customer reviews.
Here's a quick look at what helps set SmoothSale apart from its competitors.
They cover legal and administrative fees, ensuring a cost-free sale for the seller.
They offer fast completions, with sales often completed in as little as 7–14 days, depending on circumstances.
Customers rate them highly - 4.9 stars on Trustpilot (238 reviews) & Google (106 reviews).
As a relatively newer company, they have a shorter track record than established competitors.
Like most cash buyers, offers are typically below full market value, often in the region of 80–85% depending on the property.

Overall, SmoothSale comes across as a reliable and well-reviewed company, especially on Trustpilot, where it currently has a total of 338 reviews and currently boasts an average rating of 4.8/5-stars. Meanwhile, there are fewer reviews on Google (only 124), but the sentiment is still positive and SmoothSale maintains an average rating of 4.7-stars.
Here’s a look at what some of the company’s customers have had to say:
It was such a pleasure to deal with this company. Especially Rob, Zak and Adam. From start to finish they were very direct, honest and transparent. I felt very included in the process every step of the way. I would highly recommend anyone looking to sell their property to use this company. They listened and understood my needs and came up with a solution which was what I needed at the time. I wouldn’t hesitate to use this company again. All such a very smooth process.
This positive sentiment was also reflected in another reviews from Trades Master:
I have no qualms recommending this business to anyone. They’re quick, fair and great at what they do in my opinion. I was really impressed by their non nonsense approach. You know you have a lot of these agents that sell you the moon and stars but can’t back it up. It’s just all talk. I didn’t find that with this company. I was very amazed how quickly they could handle things.
And, in yet another sterling 5-star review from Southport Homes, they compliment SmoothSale for handling the situation exactly as expected.
What a pleasure it was to deal with this company. Honestly can’t thank you enough. The stress I went through recently until I met Zak at SmoothSale was unbearable, but you dealt with everything for me and managed to get me money for my house ASAP. Eveyrhing was kept in house as promised, Investors and Solicitors. No issues whatsoever. Thanks Zak and kudos to everyone involved. I recommend you to anyone need cash fast.
How are Smooth sales salespeople to work with?
Based on the company’s most recent reviews, it appears customers are often impressed by the salespeople working at SmoothSale. Here’s a recent review from Emily Belle, expressing her gratitude for working with Sophie and Josh at SmoothSale.
Sophie and Josh at Smoothsale have been absolute legends the pair of them. They’ve held my hand every step of the way and have honestly made the process as smooth and painless as they could from their end. Sophie in particular was on the other end of the line when I was having painful issues with my legal team, she let me rant, cry and then even chased them on my behalf multiple times. I couldn’t be more grateful to have gone through it with this pair-simply the best team!!!
In another 5-star review, Darren Handley also mentions his satisfaction after working alongside Sophie. Here’s what he had to say:
Sophie was a an absoulute star from start to finish of the whole process. Even chasing my purchase up with my solicitors dragging thier feet..if it was not for Sophie i think we would still be in the process of moving..7 mnths it took. But that was bromets solicitors dragging thier feet. No responding to my e mails. Sophie would follow up everything.
The name Cameron also comes up in multiple reviews, which helps show that multiple salespeople and employees at SmoothSale handle customer relations very well.
Cameron was brilliant from start to finish. He guided me through the process in depth and explained everything clearly, especially as I didn’t know much beforehand. The customer service was professional and genuine, I would highly recommend.
And in yet another 5-star review, James Evans calls the staff friendly.
Friendly staff. No problem contacting the agent I was dealing with. I was kept well informed of progress throughout and regularly updated. Sophie went above and beyond to liaise with various parties to resolve difficulties encountered during the disposition.
Does SmoothSale offer a competitive price?
When it comes to offers and valuations, we found mixed reviews. For instance, in a 2-star review from Celene Gibson, she says the company has some good points and that they made a fair offer, but expresses that she had difficulty communicating with the team.
While the company has good points, there are also some negatives. I had a property evaluation for an inherited property, and the initial estimate was fair, given the quick sale aspect. The following up, communication and the final offer were anything but fair. In addition, paperwork was sent to the incorrect addresses despite the instructions being clear…
And in one 5-star review, Imy states:
Recently inherited my late grandma’s house and wanted to sell it quickly because of the condition and the memories. SmoothSale made me a lower first offer than other companies, but they said they try to make them realistic. They got valuations and did the legal check and after the valuations came back the offer actually went up a little bit as they offer a percent of the value. I still took about 30k off the price if I had sold it with an estate agent but the whole thing only took 2 weeks.
It’s important to remember that it’s not unusual for quick house sale companies to offer 15%-25% below market value for homes, which is typically contingent on current conditions, location, and market demand. Unfortunately, this often leaves customers unhappy when they receive an offer that’s below what they think their home is worth.
Still, some customers are clearly happy with their offers and the overall experience when dealing with SmoothSale… But that doesn’t mean everyone…
What about the bad reviews? What are the most common customer complaints?
As much as the majority of SmoothSale reviews are on the positive side, there definitely are some older reviews where customers have expressed their dissatisfaction with the company.
Let’s take a look at what they’ve had to say:
In a 1-star review from 2026, Sophie calls the team at SmoothSale rude and dishonest…
Rude, incompetent and dishonest company. Avoid at all costs. Their “pool of investors” they promise to sell to doesn’t exist and is a sham to get you to sign up with them - admitted by their own staff.
In another 1-star review, Clayre Bryans calls her experience “a total waste of time” after the company was unable to make an offer on her property.
Were "not able to make me a cash offer", but said they had a "network of investors" who they could sell to, and offered me a one month managed sale contract, with a supposedly 95% successful sale rate. Then just put it up on one of the popular platforms at a reduced price. Two viewings, no feedback on one. Very disappointing. Promises promises, but no delivery. Very keen to respond to phone calls and emails in order to get me to sign the contract. Then very reluctant to respond to calls or emails. A total waste of time.
And in yet another 1-star review on Trustpilot, a customer says that SmoothSale cancelled appointments and devalued their flat by $20K:
Not one viewing, cancelled appointments and a devaluation of £20k due to reduced price listing. Very very disappointing, total waste of 30 days waiting.
Unfortunately, a similar experience was also shared by J. Richards in May 2025.
Was persuaded to reduce my property price from £425k to £390k in order to entice an alleged “cash ready investor”with the contingency offer that SmoothMove would pay £350k if no buyer was secured at £390k. However when no buyer was secured at £390k SmoothMove denied making the offer of £350k and then offered £320k…
While low-rated reviews like these are shocking, it’s worth noting that they are rare, most are older, and in most cases, SmoothSale has responded to the customer’s complaint to resolve the issue.
Is Smooth Sale Legitimate?
Overall, based on its online presence, customer feedback, and service offering, SmoothSale appears to be a legitimate and credible option for sellers in the UK.
It has a good number of recent positive reviews on third-party platforms such as Trustpilot and Google, and offers a clear, fee-free service aimed at homeowners looking for a fast sale.
The company also states that it is regulated by The Property Ombudsman and is a member of the National Association of Property Buyers, which are recognised trust signals within the sell home fast industry.
Has Smooth Sale Won Any Awards?
There are no clear mentions of awards on their website or credible third-party sources confirming any award wins or nominations.
From what we found, SmoothSale does have some external visibility and has been referenced in industry-related content and digital PR activity (for example, being mentioned in a UK business publication regarding its marketing strategy), but this is not the same as being featured or endorsed by major media outlets.
What Services Does Smooth Sale Offer?

- Quick Home Sales – Claims to complete purchases in as little as 7 days.
- Cash Property Purchases – Buys homes directly using their own funds.

How Much Below Market Value Do Smooth Sale Offer?
SmoothSale does not publicly disclose a fixed percentage of market value that it offers for properties. However, based on industry standards and customer feedback, offers are typically in the range of 75–85% of the market value, depending on the property, its condition, and the urgency of the sale.
Here's some advice from our property expert Paul:
"'Most quick-sale companies, including Smooth Sale, operate within the 70-85% range of market value. This discount reflects the speed and convenience offered, as well as potential refurbishment costs. Sellers should weigh whether the trade-off for speed is worth it based on their financial goals and timeline.”
How Does Smooth Sale Work?
Smooth sale will buy your house in 3 easy steps:
- Submit your property details – Contact SmoothSale via phone or online form and provide key information about your property, such as location, condition, and size.
- Receive a cash offer – They assess the property and aim to provide a no-obligation cash offer, often within 24 hours, although this may be subject to further checks or a valuation.
- Agree and complete the sale – If you accept the offer, a completion date is arranged, with funds typically transferred upon completion, often within 7–14 days depending on circumstances.
While it's common for quick house sale companies to present a straightforward 3-step process, additional steps such as surveys, legal checks, and conveyancing are usually involved behind the scenes before the sale is finalised.
Can You Haggle with Smooth Sale
SmoothSale does not clearly state whether its offers are negotiable, but as with most cash buyers, pricing is typically based on a set model that reflects speed and risk.
In some cases, it may be possible to negotiate the cash price, particularly after valuations or surveys, but sellers should generally expect offers to be fairly fixed and set below full market value.
Talking directly with SmoothSale about your situation may help clarify options, but it’s important to keep expectations realistic when it comes to negotiating price.

- Not all quick sale firms offer a cash advance service
SmoothSale

- Strong review profile
When comparing companies, homeowners should assess additional factors like legal fee coverage, flexibility in negotiations, and transparency in valuations, which can vary significantly between providers.
More advice from our Property Expert Paul:
"When choosing to sell with SmoothSale or similar quick-sale companies, verify their regulatory status and financial proof upfront. While Smooth Sale has proven funds and regulatory backing, you should still request their latest proof of funds statement and check their current NAPB membership. This helps ensure you're working with a legitimate buyer who can complete it within their promised timeframe."
