UPSTIX: Key Details

Upstix is a London-based cash home-buying company founded in 2021 by Gile McKay and Robin Paterson. It aims to make selling homes “quick, certain, and transparent” using institutionally-backed funds, not third-party investors. Sellers receive an instant cash offer and can complete the sale within seven days.

Unlike many competitors, Upstix uses iBuyer technology for faster, data-driven valuations. However, it doesn’t cover legal fees—you’ll need to hire your own solicitor, though they provide recommendations.

A standout feature is their “second payment” option: if Upstix sells your home for more than expected, you get a share of the surplus as a bonus.

Exceptional service tailored to meet each individual’s needs

Jordan stated:

"Personally, I can only say positive things about UPSTIX. We have been working with this company for some time, and the service we have received has been exceptional. I have personally dealt with Josh Shaw and Simon Barton, both of whom are always responsive and willing to go the extra mile. Nothing is ever too much trouble, and we always receive a prompt reply. We would highly recommend UPSTIX. They provide a tailored service to meet each individual’s needs."

Great communication throughout

Lina Osman also praised the company for experiencing a sale that went smoothly and stress-free.

“Great communication throughout. Kris has been extremely helpful, knowledgeable and professional. Clear and no hidden surprises. Sale went smoothly and stress-free.”

However, as with all silver linings, there’s usually a dark cloud somewhere and unfortunately not everyone had positive things to write about this newcomer to the industry.

For example, Cameron Herd stated:

“Tried to use UPSTIXs twice within the last year for two different properties. Both times after speaking to them on the phone, they have never got back to me.

The first time they happily took all the details, said they’d call me back later that day. Never got back to me. I tried calling but they never answered the phone or got back to me when emailing etc.

The second time most recently (within the last week) they took all of the details, said they’d hear back from their underwriters later that day. A week on, nothing. Not even a courtesy email or text to say they aren’t interested.

Time wasters.”

In addition, another customer was disappointed with their offer:

“Offensive offer. Offered nearly half of what the property was worth. Avoid.”

Glyn on Upstix

So as we can see there's some bad, but a lot of good to say about selling with Upstix.

What Services Does UPSTIX Offer?

The main services offered by UPSTIX are  instant cash offers, 100% cash purchases, chain-free sales, and the purchase of tenanted properties:

  • iBuyer instant cash offer — UPSTIX uses advanced technology and algorithms to provide sellers with a quick, fair, and competitive cash offer for their homes.
  • 100% cash buyer — With UPSTIX's Smart Sale service, clients receive a guaranteed cash offer upfront. If the house sells for more than the initial estimate, the seller gets a share of the extra profit.
  • Chain-break service — If your sale falls through due to a broken chain, UPSTIX will step in and buy your home at around 85-90% of its market value, negotiating with your estate agency and others involved.
  • Sale of tenanted properties —  UPSTIX guarantees a sale for tenanted properties without needing to end the tenancy. They typically offer about 15% below market value and can close the deal in as little as 7 days.

How Much Below Market Value Does UPSTIX Offer?

UPSTIX’s website states they will pay 75-85% of the property's market value. However, the actual offer can vary depending on factors such as property location, condition, and the overall state of the market.

Here's some advice from our property expert Paul:

"'Most quick-sale companies, including UPSTIX, operate within the 75-85% range of market value.

This discount reflects the speed and convenience offered, as well as potential refurbishment costs. I advise sellers to consider whether the trade-off for speed is worth it based on their financial goals and timeline.”

How Does UPSTIX Work?

When you sell a house to UPSTIX, the overall process is similar to that of most quick sale property companies.

Here's how it works:

  1. Fill out an online form or call UPSTIX to share details about your property. You’ll receive an offer in principle within 24 hours.
  2. An RICS-qualified surveyor will independently assess and value your property. This may result in your initial offer being refined.
  3. UPSTIX handles the paperwork and finalises the sale though you will have to cover the conveyancing fees. Cash will be transferred to your account on the day of your choice.
  4. If UPSTIX sells your property later for more than its valuation, they’ll also share part of that profit with you.

What are the Pros & Cons of Using UPSTIX?

Like all cash house buyers, UPSTIX has its pros and cons. Here’s a quick look at what they offer:

Pros of using UPSTIX:

  • Instant Cash Offer: Fill out their enquiry form, and you’ll receive a no-obligation cash offer within 24 hours, thanks to their iBuyer AI tech, which considers local markets, location, condition, and size.
  • Fast Sales: UPSTIX aims to complete sales within seven days, using its own funds rather than relying on third-party investors.
  • Competitive Offers: They claim to offer 85-90% of market value—higher than many competitors.
  • Legitimacy & Transparency: Registered with The Property Ombudsman (TPO), the Information Commissioner’s Office (ICO), and the National Association of Property Buyers (NAPB).
  • Buys Any Property: Will consider houses in any condition, including buy-to-let properties with sitting tenants.

Cons of using UPSTIX:

  • Valuation Tech Limitations: Their AI-driven valuation still requires verification by estate agents and RICS surveyors, making the process similar to other cash buyers.
  • Solicitor Fees: Unlike many competitors, UPSTIX does not cover the cost of your solicitor.
  • Limited Reviews: With few online reviews, there’s little social proof of their reliability and customer experience.
  • New to the Industry: Having been in business for just three years, UPSTIX lacks the long track record of more established firms.

UPSTIX vs Other Quick Sale Companies

Below, we’ve highlighted some of the key differences, such as average sale time, hidden fees and more, compared to other UK house buyers, such as HouseBuyFast, National Homebuyers, We Buy Now, We Buy any Home, and Smooth Sale.

In our expert opinion, UPSTIX sets itself apart with its strong regulatory framework and reputation.

However, when comparing companies, homeowners should assess additional factors like legal fee coverage, flexibility in negotiations, and transparency in valuations, which can vary significantly between providers.

More advice from our Property Expert Paul:

"When selling with UPSTIX or any quick-sale company, I recommend verifying their regulatory status and financial proof upfront. I advise requesting their latest proof of funds statement and checking their current NAPB membership.

This way, you can be sure you're working with a legitimate buyer who can complete the sale within the promised timeframe."

UPSTIX - Our Verdict

UPSTIX is a legitimate property buyer with quick-sale funds and NAPB membership, but its long-term stability is uncertain, given its short time in business.

Its key selling points are fast tech-driven cash offers and a potential "bonus" if your property sells for more than expected. However, beyond these features, it operates much like other cash buyers.

While UPSTIX claims to offer around 15% below market value, reviews are mixed—some praise the service, while others report poor communication and concerns over transparency.

As always, research thoroughly and choose a company that best fits your needs.
