Is now the right time to sell house fast in Scotland?

The property market spotlight has definitely been shone on Scotland recently! Scotland’s five-year prime residential growth is forecast to be 22.8% - and it will out-perform all other regions in the UK which has caused extreme price fluctuations. Scotland is certainly experiencing record levels of demand in all sectors of the property market, including houses with a £1 million + price tag.

In a report published on 1 August 2022, Faisal Choudhry, head of residential research in Scotland for Savills, talked about the market forces:

Now, more sellers are choosing to take advantage of the strong price growth of the past two years and putting their homes up for sale - consequently, the level of housing stock above £500,000 available to buy is returning to pre-pandemic levels.

Faisal Choudhry, head of residential research in Scotland for Savills

While there is more choice, demand remains high. According to the report, though slightly down on last year, the number of new buyers who registered with Savills between April and June to buy a Scottish property was 104% higher than the same period in 2019.

This demand is leading to record levels of buying activity. The number of agreed sales from April to June between £500,000 to £1m was 96.2% more than the same period between 2017 and 2019, according to TwentyCi’.

Mr Choudhry went on to explain that:

Strong demand levels and a lack of available stock has led to 16.7% growth in Scotland’s prime house prices in the two years since the start of the pandemic.

Which after the recent years financial turbulence is certainly positive news for those planning to sell their home in 2022.

What can stop you from selling your Scotland house fast?

There are many reasons that can stop you from selling your house fast in Scotland.

The key here is to prepare yourself in advance by researching potential problems you can run into online. In addition, another sensible thing to do would be to ask family or friends who have been through a house sale for advise.

It is not surprising that selling your house is listed as one of the most stressful things you can do in your life! It is an emotional decision to make in itself so it's wise to be prepared both physically and emotionally.

The key to a quick house sale is good marketing and a pro-active estate agent. Some things to look for in a good estate agent include:

  • How many of its 'For Sale' signs do you see in your locality?
  • Does the estate agents window display grab your attention?
  • Do they have good knowledge of the local property market?
  • Are the property advertisements thorough?
  • Is the agents website, clear and easy to navigate?

The above will provide clarity on whether the agent can help you sell your house fast in Scotland or not.

Another important reason why there could be a delay in selling your property is the price you list it at.

Estate agencies that don't understand the local property market will suggest a price that is too high and this could lead to a lack of interest. When deciding which agency to place your house with, visit several local agencies and get them to value your house. Prior to this, do your own research and note down what price those homes sold for. If your estate agents recommendation matches those it's a good signal they know what they're talking about!

Be sure to you prepare your house so it looks good and is ready to go on the market, a few important things you can do are:

  • Ensure the paintwork looks good and there are no bad patches anywhere in the house
  • Sort out all minor repairs
  • Make sure there is no extra clutter around the house
  • Don't forget the exterior of the house so ensure the lawn is mowed, flowerbeds have been weeded and brushes have been trimmed

All of these points can make your property more desirable to prospective buyers.

Lastly, have a realistic date in mind when deciding how quickly you think an estate agent can sell your house.

In 2021 the average time for the purchase of a property from making an offer to handing over the house keys was 18 weeks – and that was without any of the delays.
