Best Time of the Year to Sell your House (Day & Month Revealed)

Updated: February 2026
Timing can affect how quickly your house sells and how strong the offers are. While homes sell year-round, some months attract more buyers and stronger momentum than others. The right time to sell depends on whether speed, price, or certainty matters most to you.
Key Takeaways:
- Early spring, especially March, offers the strongest buyer demand.
- Selling in quieter months often means slower sales or lower offers.
- Waiting for the “perfect” month when circumstances require action now.
When is the Best Time of Year to Sell a House?
In the UK, the best time of year to sell a house is usually spring, particularly March to May, when buyer demand is strongest and homes attract more viewings. Early autumn, especially September and October, is often the next best window, offering good activity from buyers aiming to move before the end of the year.
According to recent figures from Rightmove and other industry sources, homes listed in February and March have the highest success rates for going under offer, while taking fewer days to sell on average compared to the rest of the year.
Average Days on Market by Month (2025–2026)
| Month | Average Days on Market (2024–2025) | Notes |
|---|---|---|
| January | 56 | New Year momentum |
| February | 51 | Highest success rate |
| March | 52 | Best month overall |
| April | 55 | Still active |
| May | 57 | Start of summer slowdown |
| June | 61 | Buyer activity drops |
| July | 64 | School holidays slow market |
| August | 70 | Worst month to sell |
| September | 58 | Market picks up again |
| October | 60 | Demand fading |
| November | 66 | Pre-Christmas slowdown |
| December | 72 | Holiday distractions |

Worst Months to Sell a House in the UK
August and late November through December are typically the slowest periods to sell, due to holidays and reduced buyer focus. Homes listed during these months often take longer to sell and face greater price pressure, though sales can still occur with realistic pricing.
Best Day of the Week to put your House on the Market
Thursday is the best day of the week to sell your house.
That’s because most serious buyers browse property portals like Rightmove and Zoopla ahead of the weekend. Listing your home on a Thursday puts it right in front of them when they’re booking viewings, giving you a head start before other new listings pile up.
Research and articles from Bankrate shows properties listed on Thursdays tend to sell faster and attract stronger early interest. At the same time, Sunday is consistently the worst day to list; fewer people browse, and your property risks being overlooked before the week even starts.
Is Now a Good Time to Sell a House?
It can be a good time to sell if your pricing reflects current demand and your expectations are realistic. Market timing matters, but personal circumstances such as job changes, finances, or chain risk often matter more than waiting for an ideal month.
How Timing Affects House Sales in Practice (Our Data)
Based on our own Housebuyers4u internal enquiry and completion data, here’s how timing typically affects UK home sales:
| Time of Year | Buyer Enquiry Levels | Typical Sale Speed | Price Pressure | What Sellers Often Experience |
|---|---|---|---|---|
| February – March | High | Faster | Lower | Strong early interest and competitive offers |
| April – June | Medium–High | Steady | Moderate | Good demand, but more competing listings |
| July – August | Low | Slower | Higher | Fewer viewings, price sensitivity increases |
| September – October | Medium | Steady | Moderate | Motivated buyers returning after summer |
| November – December | Low | Slowest | Highest | Delays, renegotiations, or price reductions |
| January | Medium | Improving | Moderate | Fresh demand from buyers reassessing plans |
What If You Can’t Wait for the ‘Right’ Time?
If you cannot wait for peak spring or autumn selling periods, you can still sell successfully by setting realistic pricing and focusing on motivated buyers rather than volume. Quieter months tend to have fewer listings, which can help well-priced homes stand out, but the trade-off is usually a slower sale or accepting a lower offer.
Quote from our Property Expert Paul:
“Seasonal timing helps, but it’s rarely the deciding factor. I see far more sellers regret waiting too long than selling slightly earlier with a clear plan.”

A nice complete answer here with useful charts, I wish my estate agent had given such a good answer and I could have put my property on the market at a better time!
Really useful information especially the charts etc…should be planning my holidays around this I guess to enhance the chances of selling. Agents just tell you what you want to hear for sure! I have had my house on the market for over 6 months and reduced the price twice and eventually got an offer…but then fell through. If the agent had priced it right in the first place I probably would have not been on the market for months!
I assumed before reading spring/summer would be the best time to sell but it’s great to get a very specific time frame backed by data. Good stuff!
The internet has made it easy for Buyers to make comparisons and drive the Sellers’ prices down, especially at this time. The Agents tell you that you have had thousands of viewers on the marketing graphs, so why do you only receive two per cent of this total in viewings! Our House is a beautiful detached four bedroom two bathroom family house with solar panels. On our third agent now and still few viewers. These Agents do not have an answer.
